Room or villa?
A room gives you a private bedroom with shared guest spaces. The Whole Villa includes all three bedrooms and the agreed guest common spaces exclusively for your group.
Children count.
Children aged six or older use standard places. King Room and Canopy Room each allow one additional child under six. Queen Room always has a two-person maximum, including infants.
Bring your pet.
Let the host know your pet’s number and size before arrival. There is no automatic pet fee. Please keep pets under control in shared areas and do not leave them unattended.
A simple arrival.
Check-in is from 13:00 and checkout is by 11:00, Sri Lanka time. Agree late arrivals in advance. Early access and later departures depend on availability and cleaning.
LIFE AROUND THE HOUSE

A cup of tea, a place to cook, a little space to spend time together. The living area and kitchen are open to every guest. Reserve the whole villa and these guest spaces are for your group.
Tea-making equipment, tea packets and sugar packets are available. We do not provide breakfast or prepared meals, so you can cook for yourself or explore independent places to eat around Hikkaduwa.

Know the house.
Feel at ease.
There is one indoor bathroom for the three bedrooms. If you reserve a room, other room guests may use it too. If you reserve the Whole Villa, it belongs to your group for the stay.
The outdoor surf shower is a separate shared rinse facility. It is useful after time on the coast and does not add a second indoor bathroom. Hot-water availability and adapted facilities have not been confirmed; ask the host about any specific needs.
Smoking is prohibited throughout the indoor villa and permitted outside in the yard. Quiet hours are 22:00-07:00, and daytime visitors should be arranged with the host.
